Getting the Highest Price for Your Home

Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. I have compiled some ideas to present your home in the most effective manner.

Closing Costs to Expect:

  • Title insurance fees depend on the sales price of the home.
  • Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
  • Local property transfer tax, country transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home.
  • Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.

Miscellaneous fees can accrue from correcting problems noticed during the home inspection.

What’s ahead for the housing market in 2010 -2011? 

That’s the question on everyone’s mind. 

In 2009 -2010, overall home sales increased over 2008. We saw the tax credit for the First Time Homebuyer’s give the opportunity of homeownership to those who would not have ordinarily considered buying and a bonus to those who were already in the market. Even when these incentives expire in 2010, there will still be great opportunities for new homebuyers due to low interest rates and other homebuyer programs, such as foreclosure properties, bank owned properties, short sales and REO properties. 

2010 thru 2011 will prove to be an exciting time in real estate! Even as the economy stabilizes, we will most likely see unemployment continue to rise or at least level off. Once consumers feel comfortable about their job prospects, they will buy again. 

Over time, home values will stabilize too and begin to increase. Many homebuyers purchasing foreclosed properties (also known as REO properties or bank owned properties) are finding that upon appraisal of the home, they are closing with built in equity. Patient homebuyers looking to purchase short sale or distressed properties will ultimately be rewarded by finding a really good deal on a new home. 

2010 will prove to be an opportunity for those willing to take it. Although it is a buyer’s market, those looking to sell their homes in 2010 and 2011 have an incredible opportunity to capitalize at this time. To do list and expectations very helpful in preparing for purchase.
